Cocoa Works, York

Client: York 123 Ltd

Services: Air Quality and Noise impact assessments to support full planning application for conversion of this large, listed, former industrial building to over 250 residential units.

Special Considerations: Adjacent to the operating Nestle chocolate factory with associated noise and emissions to air.

Project Overview/ Summary:

As one of the most prestigious development sites in York, Surface was proud to have been part of the project team.

Mothballed for several years, the Cocoa Works building now has permission from the City of York Council for redevelopment to residential use, with some retail and infrastructure uses at ground level.  Surface carried out the noise and air quality assessments to support the application.  The Council accepted these without any queries.  The assessments included taking into account noise and pollutant emissions from the adjacent industrial site, and also assessing impacts on the nearby Air Quality Management Area (AQMA).
